Tips to getting your Utah home sold.

Turning for sale into SOLD is a daunting task.

When selling your home in Utah, there is a lot of variables.  What price do i list for? How do i write a contract? How do I avoid law suit? Where do I find buyers? The list goes on and on. Today i am only going to focus on one point, and that is marketing.  The truth is most Utahns selling there homes usually start simple. They go with an educated guess on price, a quick online ad and a sign in the yard.  After weeks and weeks with only a couple of calls they are usually confused and frustrated. What are they missing?  Before becoming an agent i wondered this same thing. To show the power of the tools that i as a Realtor use, I recently conducted a study. I wanted to know how much less traffic one selling by owner gets than that of a home listed by an agent. I took one of my recent listings, and I posted an ad for it in two places. One to the most popular online classified services among  for sale by owners, (FSBO's), and the other to the WFRMLS, a marketing tool that only realtors have access to.  I had both ad's up until the property was to be sold.

The results.. staggering!

Within Three days of the property being listed, I had twelve offers on the property.  Yes twelve.  All were from buyers with agents found on the WFRMLS.  

From listing to receiving an offer was under 1 day. This property needed bank approval to be contracted and the process has taken 93 days. Within the 93 day period here are the view totals.

WFRMLS views total: 41,818. Per day average. 449.65
Online Classified views total: 2,175. Per day average. 23.38

In this case we marketed to as many buyers within three months as a for sale by owner could have in over 4.5 years.

Shocking huh?

According to Realtor.com, an agent listed home sells for just over 8 percent higher than a home listed by owner.
