Tips to getting your Utah home sold.

Turning for sale into SOLD is a daunting task.

When selling your home in Utah, there is a lot of variables.  What price do i list for? How do i write a contract? How do I avoid law suit? Where do I find buyers? The list goes on and on. Today i am only going to focus on one point, and that is marketing.  The truth is most Utahns selling there homes usually start simple. They go with an educated guess on price, a quick online ad and a sign in the yard.  After weeks and weeks with only a couple of calls they are usually confused and frustrated. What are they missing?  Before becoming an agent i wondered this same thing. To show the power of the tools that i as a Realtor use, I recently conducted a study. I wanted to know how much less traffic one selling by owner gets than that of a home listed by an agent. I took one of my recent listings, and I posted an ad for it in two places. One to the most popular online classified services among  for sale by owners, (FSBO's), and the other to the WFRMLS, a marketing tool that only realtors have access to.  I had both ad's up until the property was to be sold.

The results.. staggering!

Within Three days of the property being listed, I had twelve offers on the property.  Yes twelve.  All were from buyers with agents found on the WFRMLS.  

From listing to receiving an offer was under 1 day. This property needed bank approval to be contracted and the process has taken 93 days. Within the 93 day period here are the view totals.

WFRMLS views total: 41,818. Per day average. 449.65
Online Classified views total: 2,175. Per day average. 23.38

In this case we marketed to as many buyers within three months as a for sale by owner could have in over 4.5 years.

Shocking huh?

According to Realtor.com, an agent listed home sells for just over 8 percent higher than a home listed by owner.

How to get started.

Buying a home is right in line with the stereotypical American dream...  The thought of starting a family and buying your first home seems comfortable.. For most it starts as an idea followed by a million unknowns and quickly fades to become a daunting task. Questions some may have,  How do I check for liens on the property, What is USDA, How do I write a purchase contract, How do I get the home inspected, What is earnest money, how do I avoid making a down payment, and how on earth do others make this look so easy? Purchasing Real Estate in Utah can be tricky however it is possible and can be an enjoyable process with the right tools.  

How do I know if I am qualified to purchase?

There are many over qualified individuals who continue to rent due to the lack of knowledge on requirements to purchase a home.  Purchasing a home is not as hard as most would think. There are ways to work around no credit, tarnished credit, no down payment, low income etc. In most cases if you are paying rent we can help you move toward the purchase of a home. Stereotypical Realtor..

The term Realtor to some is like fingers on a chalkboard! Instantly they think of the pushy arrogant annoying man or woman who about drove mom and dad to drink.  Several years ago to have a Real Estate License in Utah meant very little. It meant you took a little exam paid a few fees and a new agent was born. This caused quality and producing agents to drastically drop and the respect for these "Professionals"  to squander.  Over the past ten or so years there has been great effort to minimize these reckless, unprofessional "professionals".  What was once a little quiz and a couple fees soon evolved into a potential year of schooling, A strict state and national course followed with exam, leading to several tests, background checks and thousands of dollars in fees.  This process has been fairly effective at weeding out the bad, and reinforcing the industry with true committed Professionals.  

 Why use an Agent?

One of the most common misconceptions, and reasons first time home buyers do not use a realtor, is due to the unknown of realtor fees.  When purchasing a home, using a Real Estate Agent should cost you nothing.  All of the Real Estate fees are paid by the seller of the home.  When the seller calls to list their home they sign and agree to be responsible for commissions paid to the listing and buyers agent.  Most first time home buyers make the mistake of not using a professional and end up taking twice as long, spending more and not getting the results they would have had they used a professional.  Is it possible to purchase a house in Utah with out an agent? Absolutely.  Just do not get upset when the process is long, and tedious.  The perk to using an agent is they have been through the process several times and they know the red flags some first time home buyers would likely not see.  They take care of all the paper work and leave you to the enjoyable part, finding a place to call home.

How Do I Choose An Agent?

When buying a home in Utah for the first time, you are going to want to choose an agent or team with a specific first time home buyers program. By doing this you will be choosing to work with a professional who knows all the ins and outs of first time home buyers ex:  Avoiding Down Payment, Working around student loans, Lower priced homes, Bad or little credit, Unstable jobs exc.  There are several agents like myself that can assist you with all the needs of purchasing a home for the first time. Beware! There are many agents that want a signed agreement the first time they take you out.  Do not sign until you are ready to make an offer.  With all of my clients i feel actions speak louder than words,  If i cant find you something you like, i am happy to let you use another agent.  Most agents do not have this view, so be cautious and choose wisely when making the choice on who to guide you thru your real estate process.
